Arcona Property Fund N.V. (the Fund) – a listed fund that invests in commercial real estate in Central Europe – has concluded two new leases for its Maris office building in Szczecin, Poland. These new contracts increase the building´s occupancy rate by 18%, to 85%.
The modern office building, located in the centre of Szczecin, has a total rentable space of 5,945 m² and 119 underground parking spaces. The new rental contracts significantly extend the weighted average rental term, substantially increase the rental income and also reduce service cost leakage.
The first rental contract has been concluded with EBZ Design (EBZ). EBZ offers engineering services for the automotive and aerospace industries. EBZ has signed a contract for a period of 60 months for approximately 575 m². The second contract has been signed with Affidea, a company specialized in MRI services. Affidea has rented 485 m² for a period of 120 months.
These new leases support the property´s current EUR 9.1 million capital valuation and improve its liquidity in the investment market.
